🛑 Guest must read the entire “House Rules” section and agree to the terms before booking their stay!

House rules:

✅Check-in: After 3:00 PM



✅Checkout: 10:00 AM

✅Self check-in with keypad

 ❌Quiet Hours: After 9 PM

⚠️ Lost, stolen, or broken house items, excessive messes, spills or stains, not following house rules will be charged to the guest.

Upon your arrival please do a walk through and report if there is any damage water leaks to the house or if anything need attention immediately.

🚩GUESTS WILL BE CAREFUL AND ATTEND TO CHILDREN AT ALL TIMES WHEN IN THE YARD. GUESTS UNDERSTAND THE RISKS AND DANGERS OF STAYING NEXT TO A LARGE BODY OF WATER AND ASSUME ALL LIABILITY FOR THEIR OWN SAFETY.

❌NO SMOKING (Any Kind of Smoke)

❌NO shoes in the house

❌NO Illegal Activities of any kind

❌NO Weapons of any kind

❌NO swimming / diving off the docks or bulkhead

❌NO 3rd Party booking (i.e. booking for someone else, and not staying at the property).  Guests agree to be reachable by phone, and by VRBO / Airbnb message during their stay.

📍EARLY CHECK-INS

Early check-ins are not guaranteed. It is ultimately up to the host to approve any check-ins before 3 pm. You will need to send a message to request an early check-in. An early check-in time will not be specified, rather you will be notified as soon as the home is ready for you.

📍LATE CHECK- OUT

Late check-out must be requested and approved by 9 AM the day of check-out, and is charged at $50 per hour past 10 AM.

📍MAXIMUM PROPERTY CAPACITY: 12

There should never be more than 12 guests total on the property at any given time. If there is ever more than 12 guests on property during your reservation, additional fee will be apply

-Extra guests : After 12 guests, $50 per person, per night up to total of 14 guests.

📍NO PARTIES

No loud, disruptive parties allowed. This is a quiet area and the neighbors are aware this will be a short term rental property, and know to notify me immediately of any excessive noise, rowdy behavior, or signs a party is being thrown. If you throw a party, trash the space, damage or disrespect the property, you are violating house rules and will automatically be fined $500, potentially have the remainder of your reservation cancelled, and asked to vacate the property without refund.

📍CLEANING

The cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, trash in trash cans, leaves the place as they found it, etc.). The property has cleaning supplies for guests to utilize during the stay. If the housekeeping crew discovers an unreasonable mess post-checkout, there will be an additional fee of $150.

Note: Dishwasher may be running and/or full of clean dishes.

📍NO SMOKING

There is absolutely NO smoking (including cigarettes, e-cigarettes', hookah, marijuana, etc.) allowed indoors. Smoking inside will incur a $300 fee, and potentially a charge up to the total amount of the next reservation (if the odor cannot be eliminated by the time the next guest checks in). Smoking is permitted outside. If cigarette butts, hookah tips, etc. are found littered anywhere on the property other than the ashtray, there will be an additional fee of $100.

- If guests use the BBQ grill, they will clean it after.

👉Please share these notes with all guests. Review and enforce rules with all guests. Lastly please treat our home, lake environment and neighborhood with care and respect. Keep the area clean.
